Next, we'll uncover what you're truly looking for and create your ultimate wish list. This wish list should include things like your likes, dislikes, and must-haves so we can begin narrowing down the homes on the market that fit your criteria.

The last thing you want to do is fall in love with a home that's simply outside of your price range. Getting pre-qualified for a loan will prevent this from happening and allow you to focus on looking at homes that not only meet your criteria but more importantly, fit within your price range.

Not only will we send you listings that meet your criteria, but we'll also set you up on MLS alerts so new listings are sent straight to your inbox as soon as they hit the market! After browsing homes online and visiting the ones you really love in person, we'll get together and decide which home is the one!

We'll offer our professional opinion of value with visual data and help you write a competitive offer, which is important in this competitive market. Lucky for you, we're experts in this market and we will advise and act based solely what's in your best interest.
Once you have an accepted offer, we'll arrange for inspections, appraisal, and mortgage approval. Not only is there negotiation needed on price, but also after inspections and appraisal. This may sound overwhelming but we're here to make this process as easy as possible for you.

1. Earnest Money Deposit
You’ll submit your earnest money within the timeframe stated in the contract. This shows your commitment and is held in escrow until closing.
2. Schedule the Home Inspection
A licensed inspector evaluates the home’s condition. You’ll receive a detailed report noting any issues or recommended repairs.
3. Negotiate Repairs (If Needed)
Based on the inspection, you and your agent may request repairs, credits, or renegotiated terms.
4. Finalize Your Loan With the Lender
Your lender orders an appraisal, collects final documents, and works toward full loan approval (called “clear to close”).
5. Title Work & Insurance
The title company checks for liens, verifies ownership, and prepares legal documents. You’ll also secure homeowner’s insurance.
6. Review the Closing Disclosure
A few days before closing, you’ll receive a breakdown of your final numbers — loan details, fees, and the exact amount to bring to closing.
7. Final Walk-Through
You visit the home shortly before closing to ensure it’s in the expected condition and any agreed repairs were completed.

Congratulations! It's time to close on your dream home. On closing day, the final paperwork is signed, and the home is officially handed over to you. You'll receive the keys and that's it, you're officially a new homeowner!
